I am a licensed residential real estate appraiser specializing in Newport County, Rhode Island, which is made up of Aquidneck Island, being the city of Newport and the towns of Middletown and Portsmouth. The other towns are Jamestown, Tiverton and Little Compton. I have 25 years of real estate appraisal experience; almost all of it is in residential work in Newport County. That is over 5,000 residential appraisals!

I live on Aquidneck Island. This is my family’s community and I take watching and understanding what is happening here very seriously.

Bankers - What I will do for you:
Upon receiving an appraisal assignment – I will contact the listing broker, or the owner, as soon as possible. I know they are waiting for my call. There will be no broker or owner calling the bank asking where is the appraiser?

When a house is under contract, talking to the listing broker to understand the activity on the property and the market, from their perspective, is very important to get the full picture.
On a refinance - when inspecting a house, I always take my time and talk with the owners about their house - so they know that they are important.

Bankers, I know your needs quite well: My work will be done on time and my appraisals will be thorough and as convincing as professionally possible.
Your underwriter will not have doubts or questions after reviewing my appraisals.

The definition of market value used is 'the most probable price' which a property should bring in a competitive and open market, under all conditions requisite to a fair sale, the buyer and seller, each acting prudently and knowledgeably and assuming the price is not affected by undue stimulus.
